Noble Park

Noble Park sits between Springvale and Dandenong, with the railway line and Princes Highway running through the middle of the suburb and the Douglas Street shopping strip near the station at its centre. The level crossing removal works, which raised the rail line through the area and opened up new parkland underneath, have changed the feel of central Noble Park in recent years. Away from the station, the suburb is mostly quiet residential streets of 1950s to 1970s houses on good-sized blocks, many now subdivided into units and townhouses. Our handyman service covers all of Noble Park 3174, from the Sandown Park and Yarraman station areas through to the streets around Ross Reserve and the Noble Park Aquatic Centre.

Noble Park homes and their typical repairs

Mid-century houses

Much of Noble Park was developed as Melbourne’s suburbs pushed south-east after the war, with brick veneer and weatherboard houses on quarter-acre style blocks. These homes are solid but they are now sixty years old or more. Typical repairs include doors that have dropped and catch on the frame, cracked plaster cornices and walls, timber window sills that need repair or replacement, loose or squeaky floorboards, old cupboards with worn hinges, and back steps and landings that have rotted or moved.

Units and townhouses

Noble Park has seen steady subdivision, with many original houses replaced by two to four units. Units bring their own needs: small bathrooms with silicone and grout that break down quickly, sliding doors and wardrobe doors that need adjusting, shared driveways, small courtyards and narrow side paths. We are happy working in tight spaces and around neighbours.

Rentals

Like much of the City of Greater Dandenong, Noble Park has a high proportion of rental homes. That keeps us busy with end-of-lease repairs, routine maintenance and repairs needed to meet Victoria’s rental minimum standards.

End-of-lease and rental repairs in Noble Park

For renters

Moving out of a rental is stressful enough without worrying about the bond. Common end-of-lease jobs include patching holes from picture hooks and wall anchors, touching up scuffed paint, renewing mouldy shower silicone, replacing torn flyscreens, and fixing loose door handles and towel rails. Fair wear and tear is not the renter’s responsibility, but damage is, so fixing small damage before the final inspection can help.

For landlords and property managers

We handle routine maintenance and work orders between tenancies and during tenancies, with photos and written reports for every job. We can collect keys from agents, coordinate access with tenants and complete multiple items in one visit. See end-of-lease and rental repairs and our property managers page.

Outdoor work in Noble Park

Noble Park’s larger original blocks mean plenty of fencing, paths, decks and garden structures to maintain. Common outdoor jobs include replacing broken palings and leaning fence panels, fixing sagging gates and replacing latches, repairing old pergolas and decks, pressure washing concrete driveways and paths that have turned green over winter, and clearing gutters before the wet season. Mature gardens and street trees drop plenty of leaves, especially in autumn. See fence repairs and gates, deck and pergola repairs and gutter cleaning.

A diverse, welcoming suburb

Noble Park is one of Melbourne’s most diverse suburbs, home to families from Africa, the Middle East, South Asia, South-East Asia, Europe and the Pacific, many of whom have settled here over decades of migration. We respect every household and its customs, are happy to work around prayer times and family events, and take shoes off or use shoe covers whenever asked. Many homes are shared by several generations, and we often fit grab rails, handrails and other safety aids for older family members.

Moving into Noble Park

New residents moving into Noble Park often need help to set up their home: assembling beds, wardrobes and desks, mounting the TV, hanging curtains and blinds, fitting shelves, hanging pictures and mirrors, and fitting child safety latches and gates. We can do the whole list in one visit and take away the packaging. See flat-pack assembly and TV wall mounting.

Selling a Noble Park home

Before a sale, small repairs make a big difference to how a home presents in photos and at inspections. Fixing doors that stick, patching plaster cracks, touching up paint, renewing silicone, replacing broken flyscreens, repairing fence palings and pressure washing the driveway are all quick wins that help buyers see the home at its best. We work to your agent’s timeline and focus on what buyers notice first.

Looking after an older Noble Park house

A little regular maintenance keeps older homes in good shape and stops small problems turning into big ones. We suggest:

  • Clearing gutters and downpipes at least once a year, before winter
  • Checking timber windows, sills and fascias for flaking paint and soft spots
  • Checking that external doors close, latch and seal properly
  • Renewing shower silicone as soon as it shows mould or gaps
  • Checking fences and gates after strong winds
  • Looking under the house for damp or water pooling near stumps
  • Keeping garden beds and mulch clear of weatherboards and timber posts

During any visit, we are happy to point out anything we notice and put it in writing for you.

Older residents staying at home

Many Noble Park residents have lived in the same house for decades and want to stay there safely. A few simple changes help: grab rails beside the toilet and in the shower, a sturdy handrail on front and back steps, lever door handles that are easier to use with arthritis, better lighting along paths (using existing fittings), removing loose mats and fixing lifted floorboards and edges that catch feet or walking frames. We take time to talk through each change, fix rails into solid timber or masonry so they are safe to put weight on, and leave everything clean. Family members can book on behalf of a parent and we will report back on what was done. If the work is funded through an aged care program, we can work with the care coordinator and provide a written description and quote for their records. See aged care and disability rails.

Small businesses in Noble Park

The Douglas Street shops near the station and the businesses along Princes Highway and Heatherton Road include cafes, grocers, medical clinics, beauty salons and offices. We help with door closers and hardware, shelving and display fixings, signage, plaster and paint touch-ups, and silicone in kitchens and staff bathrooms, working around trading hours. See commercial handyman.

What we do not do

We do not do licensed electrical, gas or plumbing work, structural building work that needs a permit, roof work on two-storey homes, or asbestos removal. Some older Noble Park homes have fibro sheeting, eaves or outbuildings that may contain asbestos, and we will not cut, drill or remove any material we suspect contains asbestos. We will always tell you if a job needs a licensed trade or specialist.
