Property Maintenance

Property maintenance is different from a one-off repair. It is the steady, planned work that stops small problems from becoming expensive ones: clearing gutters before the winter rain, resealing a shower before water gets behind the tiles, oiling a deck before the summer sun splits the boards, and tightening a loose handrail before someone leans on it. Our property maintenance service gives homeowners, landlords and small businesses in Dandenong and the south-east a reliable handyman who knows the property and keeps it in order over time.

The suburbs we cover have a wide mix of property types. There are original 1950s and 60s brick and weatherboard homes in Dandenong and Doveton, large family homes on established blocks in Endeavour Hills and Lysterfield, dense unit developments in Noble Park and Springvale, newer estates in Keysborough, and a lot of light industrial and retail space in Dandenong South. Each needs a slightly different maintenance rhythm, and we tailor the plan to the building rather than handing out a generic checklist.

Scheduled maintenance versus reactive repairs

Reactive maintenance is fixing things when they break: the gate that will not close, the cupboard door that has come off, the flyscreen a dog has run through. We do plenty of that and respond as quickly as our schedule allows.

Scheduled maintenance is the work done on a calendar whether or not anything has visibly failed. It is less exciting, but it is where the real savings sit. A shower that is resealed every couple of years rarely needs retiling. Gutters cleared before winter rarely overflow into eaves. Decks oiled on a regular cycle last years longer than decks left to grey and crack. We can set up a simple schedule for your property and remind you when each item is due.

What a maintenance visit covers

Every property is different, but a typical maintenance round includes:

  • Walking the exterior to check gutters, downpipe connections, eaves, fascia boards and fences
  • Clearing gutters and checking for rust, sagging brackets and blocked outlets
  • Inspecting decks, steps and pergolas for loose boards, protruding nails, rot and failed coatings
  • Testing gates, latches and hinges, and adjusting or replacing worn parts
  • Checking wet-area silicone around showers, baths, basins and kitchen sinks
  • Looking for loose or cracked tiles and grout that has worn or discoloured
  • Operating every internal door, window and sliding door to check for sticking or loose hardware
  • Checking handrails and grab rails are firm, which matters especially for older occupants
  • Replacing worn door seals and draught strips ahead of winter
  • Patching minor wall damage and touching up paint in high-traffic areas
  • Pressure washing paths, driveways and outdoor entertaining areas where slippery

After each visit we send a short report with photos showing what was checked, what was fixed and anything that needs attention later or requires another trade. That record is useful for owners keeping track of a property over the years and essential for landlords documenting the condition of a rental.

Seasonal maintenance in south-east Melbourne

Autumn

Autumn is the most important season for preparation. Leaves from the large eucalypts and deciduous street trees around Endeavour Hills, Lysterfield and parts of Dandenong North end up in gutters, and the first heavy rain of the year shows up every blockage. We clear gutters, check downpipes, seal gaps around doors and windows, and make sure paths are not slippery with moss.

Winter

Winter is when leaks and damp reveal themselves. We look for water staining on ceilings and around window frames, check that external doors seal properly, and reseal wet areas where mould is appearing. It is also a good time for indoor jobs: patching, painting, door adjustments and cupboard repairs.

Spring

Spring suits outdoor work. Decks and pergolas can be cleaned and re-oiled once the weather is dry, fences repaired after winter winds, and pressure washing done before the outdoor season starts.

Summer

Hot north winds and dry spells dry out timber and expose any coating that has failed. Summer is the time to check decks, fences and gates for splitting and loose fixings, and to make sure flyscreens are intact before the insects arrive.

Maintenance for landlords and investors

Greater Dandenong has one of the highest proportions of rental housing in Melbourne, and well-maintained rentals attract better tenants, lease faster and generate fewer disputes. Victoria’s rental minimum standards also set baseline expectations around things like locks, window coverings and structural soundness. We help landlords meet those expectations with routine checks between tenancies, prompt reactive repairs during a lease and thorough turnaround work when a tenant moves out. We can liaise directly with tenants to arrange access so you do not need to coordinate every visit yourself. Our property managers page explains how we work with agencies, and the end-of-lease repairs page covers turnaround work.

Maintenance for small commercial properties

Shops along Lonsdale Street and Thomas Street, offices around central Dandenong, warehouses in Dandenong South and medical or community premises across the area all need the same basic upkeep. Doors and closers adjusted, signage and fixtures secured, damaged walls patched, amenities kept tidy and outdoor areas cleaned. We schedule commercial maintenance outside trading hours where possible to avoid disrupting customers or staff. See our commercial handyman page for more detail.

Why consistent maintenance saves money

The cost of neglect compounds. A failed shower seal lets water into the wall cavity for months before anyone notices, and by the time tiles start lifting the repair has grown from resealing into stripping, waterproofing and retiling. A blocked gutter overflows into the eave lining, rotting the timber and staining the brickwork. An unoiled deck greys, checks and eventually needs boards replaced. Each of these is cheap to prevent and costly to fix after the fact. Regular maintenance is not about doing more work, it is about doing the small work early.

What we do not do

We focus on non-licensed handyman work. We do not carry out electrical work, gas work, plumbing beyond simple non-licensed tasks like resealing, roof restoration, or structural building work. When a maintenance check finds something in those categories, such as a dripping tap, a faulty power point or a cracked roof tile, we note it in the report with photos so you can book the appropriate licensed trade.

How to set up a maintenance plan

1. Tell us about the property through the free quote form: type, age, approximate size and what worries you most.

2. We arrange an initial walk-through to assess condition and note any immediate repairs.

3. We suggest a maintenance schedule, for example twice-yearly visits timed for autumn and spring, and quote for the work.

4. We carry out each visit, fix what can be fixed on the spot and send a photo report.

5. You decide on any larger items we flag, in your own time.

There is no lock-in contract. Many clients simply book us each autumn and spring because it works.

A practical maintenance checklist by area of the home

If you prefer to keep on top of things yourself between our visits, this is the checklist we work from. It is ordered by the items most likely to cause expensive damage if missed.

Wet areas

Look closely at the silicone where the shower base meets the wall tiles and where the bath meets the wall. Black spots that will not wipe off mean mould has got under the bead, and any gap or lifting edge means water can track behind. Check grout lines for cracks or missing sections, especially in the bottom two rows of shower tiles. Tap a few tiles with a knuckle: a hollow, drummy sound can mean the adhesive has let go.

Kitchen

Open every cupboard and drawer. Doors should close evenly with a consistent gap, and drawers should run smoothly without dropping at the front. Look under the sink for swelling in the base panel, which almost always means a slow leak. Check the silicone joint between the benchtop and the splashback, and around the sink rim.

Doors and windows

Open and close every door. Note any that stick, rub on the floor, swing on their own or need a firm push to latch. Check window winders, locks and sliding window tracks, and look for torn flyscreens. On external doors, look at the bottom seal and the threshold for daylight showing through.

Outside

Look along the gutter line from the ground for plants growing, sagging sections or water marks on the fascia. Walk the fence line and push gently on palings and posts. Check deck boards for movement, raised nail heads and grey, splitting timber. Open and close every gate. Look at paths and steps for trip hazards, slippery moss and lifting pavers.

Safety items

Push firmly on every handrail and grab rail. They should not move at all. Check that external lights are working (bulb changes are fine, but any wiring fault needs an electrician) and that steps are clear. Smoke alarm testing is a quick job worth adding to every visit, though replacing hard-wired alarms is electrician work.

Working through that list twice a year takes about an hour in a typical three-bedroom home. If you find more than a handful of items, send us the notes and photos and we will clear them in one visit.

Keeping records that protect your investment

A maintenance history is valuable. When you sell, buyers and their inspectors respond well to a property with documented upkeep. When you rent, records of maintenance help resolve bond disputes and show that you met your obligations. When you claim on insurance, insurers routinely ask whether damage arose suddenly or from long-term neglect, and dated photos of regular maintenance help answer that question. Every report we send is dated and photographed so you build that history automatically.

Areas we maintain

We look after properties right across our service areas, including Keysborough, Springvale, Lysterfield and Dandenong South. Larger and more spread-out portfolios are welcome, and we can group visits by suburb to keep travel efficient.

Related services

Maintenance visits often include gutter cleaning, pressure washing, silicone and caulking, deck and pergola repairs and general home repairs.

Frequently asked questions

How often should a property be maintained?

For most homes, two scheduled visits a year works well, one in autumn before the wet weather and one in spring before summer. Rentals with high turnover or properties with large trees may benefit from more frequent gutter and exterior checks.

Do you provide reports after maintenance visits?

Yes. After each visit we send a short report with photos showing what was checked, what was repaired and anything that needs attention later or requires a licensed trade.

Can you deal directly with my tenants?

Yes. With your permission we contact tenants to arrange access, carry out the work and send you the photo report, so you do not have to coordinate each visit.

Do I have to sign a maintenance contract?

No. There is no lock-in. You can book scheduled visits as often as suits you, or simply call on us when something needs attention.

Do you maintain commercial properties?

Yes. We maintain shops, offices, warehouses and community buildings, and we can work outside trading hours to avoid disrupting your business.

What maintenance can you not do?

We do not do licensed electrical, gas or plumbing work, roof restoration or structural building work. If our checks find issues in those areas, we document them so you can book the right trade.
