Keysborough

Keysborough is really two suburbs in one. The northern part, around Parkmore Shopping Centre, Chapel Road and Cheltenham Road, is made up of established family homes built mainly from the 1970s to the 1990s, with brick veneer houses, double garages and mature gardens. The southern part has changed enormously over the past fifteen years, with large new estates such as Somerfield built on former farmland and nursery land, filled with two-storey family homes, townhouses and wide new streets. Between them sit Tatterson Park, the Keysborough Golf Club and the green wedge land that still gives the suburb an open feel. With EastLink and the Dingley Bypass close by, Keysborough is also popular with families who work across the south-east. Our handyman service covers all of Keysborough 3173, both old and new.

Established Keysborough homes

What they need

Homes in the older parts of Keysborough are typically solid brick veneer houses that have now reached thirty to fifty years of age. Original kitchens and bathrooms are often still in place, or were updated in the 1990s or 2000s. Common jobs include replacing worn cupboard hinges and drawer runners, renewing silicone and regrouting showers, repairing plaster cracks in cornices and around windows, fixing doors that have dropped, repairing timber fascias and eaves, replacing fence palings and repairing timber pergolas and decks that have weathered over the years.

Updating without renovating

Many owners of established Keysborough homes are not ready for a full renovation but want the home to feel fresher. Small updates make a real difference: new cabinet handles, new door hardware throughout, fresh silicone and grout, patched and painted walls, new shelving and storage in the laundry and garage, and a pressure clean of the driveway and paths. We can work through a room-by-room list over one or two visits.

New estate homes in southern Keysborough

Setting up a new home

New homes come with bare walls and empty rooms. When families move into the newer estates, we are often asked to mount TVs on plasterboard walls, assemble flat-pack beds, wardrobes, desks and outdoor furniture, hang curtains and blinds, put up shelves and floating shelves, hang mirrors and artwork, and fit garage storage. We locate studs and use the correct fixings for each wall, so heavy items stay put. See TV wall mounting, flat-pack assembly and picture and shelf hanging.

Minor defects and settling

New houses move and settle during their first few years. Hairline cracks in plaster, doors that start to catch, gaps opening between skirting boards and floors, silicone joints pulling away and cupboard doors drifting out of alignment are all common. Major defects should go back to the builder during the warranty period, but many owners prefer to have small items fixed quickly by a handyman rather than wait. We repair and touch up so the home looks finished again.

Two-storey homes

Many newer Keysborough homes are two storeys. We work inside two-storey homes without any issue, including stairs and upper floors. For external work, we only clean gutters and do roof-edge work on single-storey sections, as two-storey roof work needs specialist access and safety equipment. We can advise you on what to ask a specialist.

Outdoor living in Keysborough

Keysborough homes, old and new, tend to have outdoor entertaining areas: timber decks and pergolas on older homes, and concrete or tiled alfresco areas on newer homes. Decks need regular cleaning and oiling, and loose or rotten boards should be replaced before they become a trip hazard. Alfresco areas and driveways collect dirt, oil stains and algae, and a pressure clean before summer makes a big difference. Timber fences on estate blocks are often only a decade or so old but can still lean after strong winds, especially along open edges near parkland. See deck and pergola repairs and pressure washing.

Families with young children

Keysborough is a suburb of families, and many homes need child safety work: safety gates at the top and bottom of stairs fixed securely into framing, furniture anchored to walls so it cannot tip, cupboard and drawer latches, window restrictors, and door stops to protect little fingers. Anchoring tall bookcases, chests of drawers and TV units to the wall is one of the most important jobs we do for families, because furniture tip-overs are a serious risk to young children. We fix anchors into studs or masonry with the right hardware for the wall.

Older residents

The established parts of Keysborough have many long-term residents who are now older and want to stay in their homes. We fit grab rails in bathrooms and toilets, handrails on steps, lever handles and other aids that make daily life safer. See aged care and disability rails.

Rental properties

Investors own many of Keysborough’s townhouses and newer homes. We help property managers and landlords with routine maintenance, repairs between tenants and end-of-lease work, with photos and written reports for every job. See property managers.

Garages and storage

Keysborough homes almost all have a double garage, and most of them fill up quickly with bikes, sporting gear, tools, camping equipment and boxes. Well-planned garage storage gets the car back inside. We install heavy-duty shelving fixed to the wall, overhead storage racks where the ceiling allows, wall-mounted hooks for bikes, ladders and garden tools, pegboards and tool racks, and workbenches. We fix everything into studs or masonry with fixings sized for the load, so shelves stay level and secure. Pair it with small rubbish removal to clear out the things you no longer need. See odd jobs and rubbish removal.

Preparing for sale or lease

Keysborough is popular with buyers and renters because of its schools, parks and road access. When it is time to sell or lease, small fixes help the property stand out: patched and touched-up walls, renewed silicone, adjusted doors, new handles, repaired flyscreens, a clean and oiled deck, a pressure-washed driveway and repaired fence palings. We focus on the things buyers and tenants notice first and work to your agent’s timeline.

Seasonal checklist for Keysborough homes

  • Autumn: clear gutters and downpipes, check fences before winter winds
  • Winter: check door and window seals, look for damp or mould in bathrooms
  • Spring: pressure wash paths and driveways, check decks for loose or rotten boards
  • Summer: repair flyscreens, clean and oil decks, check outdoor furniture

Near parks and open space

Homes backing onto Tatterson Park, the golf course or the green wedge land get more wind, more leaves and sometimes more wildlife. Fences on these open edges take the brunt of strong winds, and gutters fill faster. A yearly check of fences, gates and gutters keeps them in order.

Pair it with a yearly gutter clean.

Do you anchor furniture to walls?

Yes. We anchor bookcases, drawers and TV units into studs or masonry to prevent tip-overs, which is especially important in homes with young children.

Can you fix minor defects in a new home?

Yes, small items such as plaster cracks, sticking doors, gaps in silicone and misaligned cupboard doors. Major defects should be raised with the builder while under warranty.

Do you clean gutters on two-storey homes?
